• Get a copy of all closing documents and settlement sheets before closing so you can examine them.
• If you do not fully understand the documents and settlement sheets have your Realtor or your attorney explain them to you.
• Always inspect the home prior to closing.
• Make sure the disclosure statement presented at closing is identical to the one you received prior to closing. If the statement has been amended, it deserves serious attention.
• Never allow the sellers to remain in the home after closing even if they agree to rent it from you or even if there are severe penalties for not moving out. The only way to ensure your property rights is by immediate possession.
